What Is the Long Term Resident (LTR) Visa?

This premium visa is designed for wealthy individuals, highly-skilled professionals, and remote workers from established companies.

The LTR visa offers a 10-year validity period with a fixed application fee of $1,600 USD. Unlike other Thai visas, the LTR requires Board of Investment (BOI) qualification endorsement before application and provides exclusive benefits including fast-track airport services and reduced reporting requirements.

  • 10-year multiple-entry visa validity
  • Fast-track service at Thai international airports
  • Annual reporting to Immigration instead of every 90 days

The LTR visa application process involves two main steps: first obtaining Board of Investment (BOI) qualification endorsement, then applying for the visa at a Royal Thai Embassy or Consulate.

Contact the Thailand Board of Investment (BOI) to apply for qualification endorsement in your chosen LTR category. You must receive the endorsement letter before proceeding to visa application.

Update, so I stop opening that 2024 comment and wincing. I didn't buy the condo. I got close. I didn't. UK pension plus the Oregon rental finally clears $80k passive, no lower band, no $250k trick. Filed Wealthy Pensioner yesterday. I'm 55, which still feels like a typo. Insurance, not the big deposit. No salary in the pack. Salary doesn't count and I am not going to 'help' the file with a freelance invoice. I'll be back when I have a number of days.

1
Helga V. #7857Email was verified

Good file to file. Keep the passive statements in the form they were issued, and don't add a freelance invoice because it feels like more evidence. More, of the wrong kind, is how pensioner files get muddy.

2
Owen B. #FBAFEmail was verified

No invoices. I have finally become boring, which I think is the qualification.

I need this exact. I married my wife in Spain. The BOI page says a same-sex marriage can qualify. It says an unmarried partnership cannot. Has a foreign marriage like ours been endorsed and also stamped? Or does the stamp fail after the endorsement is yes? I do not have a clean answer.

6
Claire #3843Email was verified

Stamped, TIESC, September 2025. We brought the marriage certificate, the translation, and the main applicant's document number. We did not bring a speech. Unmarried would have been a no. Married was treated as married.

5
Elena C. #C9C6Email was verified

That is the data point I needed. Certificate, translation, link to his file. I'll stop collecting blog posts that treat 2022 as current.

2
Helga V. #7857Email was verified

Por. 3/2568 says lawful spouse. It does not say the spouse has to be a different sex. It also does not turn a partnership into a marriage. If Spain issued a marriage certificate, lead with that. If you are asked for a legalisation, do that before the appointment, not at the counter.

3

A dependent file is separate from the main applicant and has to be linked to the main document number. Relationship evidence is the marriage certificate or the equivalent the checklist names. If a translation or legalisation is required, the counter will not do it for you on the day.

Filed 2 October, Work-from-Thailand, listed employer, master's on the 40k path. Receipt from VFS the same day. I am not asking if silence is normal, because this thread already answered that last April. I will post when they ask for something or when they don't. If you filed the same week, say so, only so the cohort is visible.

3
Holm #3823Email was verified

6 October, same category, listed employer, income over 80k so no degree path. I'll reply on this comment when it moves rather than start a new one.

2
Anonymous #F420Email was verified

Good. Two of us is enough for a tiny cohort.

1
Mira C. #E472Email was verified

From the other side of it: the silence is the long part, the letter is short, and the 60 days after the letter are real. Don't book a non-refundable collection trip yet.

2
Jonas #0BA3Email was verified

Stamped January 2023. The five years are close enough to see. Por. 4/2568: new qualification endorsement, at least 20 working days before the permission ends. Then Immigration. You still have to qualify. Second five years: no second visa fee. I am building the folder. What are they actually asking people to prove again?

12
Nina #CAD1Email was verified

My insurance and my lease are the two things that have gone stale once already. I'm assuming they will want current versions of whatever qualified me, not a fond memory of 2023. I'll know more when I file. I'm not first in line.

4
Jonas #0BA3Email was verified

Current versions is my assumption too. The 2023 PDFs can stay in the folder as history. They are not the application.

2
Helga V. #7857Email was verified

Read the rule that will be in force when you extend, not Por. 3/2568 by habit. They already replaced the 2022 text once. Twenty working days is a minimum before expiry, and it assumes the file is complete. Start earlier than that if a police certificate or a valuation is in the pile.

6
Mei #10B0Email was verified

And the endorsement letter, when it comes, will have its own short life if they treat it like the first one. Don't request it eleven months early and then travel.

3
Anonymous #5E00Email was verified

Passport expires in March 2027. My five-year permission currently runs past that, on the old passport, which I know is not how this works once the passport ends. Has anyone transferred an LTR stay onto a new passport, and did the permission keep its original end date?

5
Jonas #0BA3Email was verified

Renew the passport first. Then have the stay transferred. The permission cannot outlive the passport you are holding. Do it months before March, not the week your flight is. I did this in 2024 and the end date of the five years survived. The passport expiry stopped being the limit.

4
Anonymous #5E00Email was verified

Months before. I'll book the new passport this month and stop treating March as a future me problem.

2
Elena C. #C9C6Email was verified

Bring both books. The officer wanted to see the old stamp, not a photocopy of it. I had packed the old passport in a different bag, which is a special kind of mistake.

2
Aisha #E10BEmail was verified

Fast track, July, Suvarnabhumi, evening arrival. Lane was staffed. They looked at the LTR stamp and the visa page, not at my onward ticket, because there isn't an onward-ticket logic on this stay. Four minutes. The ordinary line beside it was long. I only mention it because last year a friend missed the sign.

4
Chris #C206Email was verified

Don Mueang was ordinary immigration and perfectly fine. Don't plan a connection so tight that it depends on the BKK lane existing in another airport.

2
Aisha #E10BEmail was verified

Yes. This is a Suvarnabhumi note, not a Thailand note.

1
James W. #F6FDEmail was verified

Trying to stay under 180 days this year so I don't become tax resident, while keeping the LTR. Is that a thing people actually do, or does it annoy immigration on the yearly report? I'll be in the UK from July to November.

5
Noah #A1B7Email was verified

The visa does not require you to sit in Thailand all year. Tax residence is a different statute. Count the days with your accountant if the plan is to stay under 180. Immigration, on the yearly report, cared that my address was real, not that I had been at it every week.

5
James W. #F6FDEmail was verified

Then I'll keep the lease and the TM30 alive while I'm gone, and I'll let the day count be a tax question rather than a visa hobby.

Jonas #0BA3Email was verified

Tell the landlord someone is still the tenant. An empty condo that gets reported as someone else's is how August becomes interesting.

Income evidence and Wise. My salary lands there and then I move it. The tax return shows the income. A reviewer asked why the Wise balance never holds the salary. I explained that it doesn't, because I move it. Has anyone had a problem where the return was right and the fintech statement made it look thin?

4
Berger #8215Email was verified

Lead with the tax assessment. Use Wise as a supporting trail of receipt, not as the proof of income. A balance that is always low is fine if the assessment shows the year's total. Label the transfers so a stranger can see salary in, rent out, without learning your life.

4
Ben #57DDEmail was verified

I'll put the assessment on page one and the Wise export as an appendix. I had it backwards.

1
Richter #955AEmail was verified

Refused. Private-company revenue was presented as a group total, and they were not 100 percent owners of us. Helga said this in February and I hoped a consolidated statement would be close enough. It was not close. The letter says the employer test was not met. There is no appeal tone in it. I am looking at whether a real subsidiary structure exists, not at a nicer PDF.

4
Helga V. #7857Email was verified

I'm sorry. Consolidated accounts are not the wholly-owned test. One hundred percent is a fact on a register, not a vibe in a footnote. If the parent does not own you outright, the parent's revenue is not your revenue.

5
Richter #955AEmail was verified

No, you were clear. I wanted the footnote to be the rule. It isn't.

1
Wojcik #23FCEmail was verified

For what it's worth, the register was the page they stared at in my file. Not the brand deck. If you rebuild the structure, file a new application. Don't send the old one back with a cover note.

2
Holm #3823Email was verified

WFT, lower income path. Average about 52k. Master's. Employer is listed. The 30 June 2025 list says master's or IP or Series A of at least 1 million opens the 40k door. Mine is a business degree, not science. WFT does not seem to want a science degree. HSP does. Am I reading that right, or am I importing the wrong rule?

6
Mei #10B0Email was verified

WFT is any master's or higher for that lower band. The science-and-technology master's is a Highly-Skilled condition. Don't import it into the remote-worker file and confuse yourself. The employer test is still there. The degree does not replace the listed company or the revenue.

5
Holm #3823Email was verified

That's the mix-up I was making. Degree lowers the income. It does not create an employer.

2
Ananya S. #3DD9Email was verified

Put the diploma and the transcript in English. A photo of a framed certificate was what they rejected for a colleague, which still makes me laugh.

3
Claire #3843Email was verified

Songkran week, leaving and coming back. The stamp is multiple entry. I am not buying a re-entry permit unless someone tells me the officer at the airport still wants one. Last year's blog posts disagree with each other.

3
Aisha #E10BEmail was verified

I have been in and out four times on this stamp. No re-entry permit. The fast-track lane at Suvarnabhumi still exists. Bring the passport you were stamped in, not a new blank one you meant to transfer.

4
Claire #3843Email was verified

Same passport. I will stop reading the 2022 posts.

Insurance renewal. The policy that was accepted last year went up, and the new schedule still clears USD 50,000 inpatient in Thailand with more than 10 months left. I uploaded the renewal in the BOI system rather than waiting to be asked. No idea if they look before the extension. I didn't want the only copy to be in my inbox.

5
Hannah #6A82Email was verified

I did the same. The original acceptance doesn't freeze the premium or the clause. Mine tried to drop the Thailand limit on renewal and I made them put it back before I paid.

3
Kruger #EDBDEmail was verified

That drop is the thing I would have signed past. Thank you for saying it.

TM30 update. New landlord, same condo building, and immigration treated the missing TM30 as if I had just arrived. The yearly report is in August. I am fixing this in March so August is boring. If your owner says 'the juristic office does it automatically', ask to see the filing with your name on it.

6
Nina #CAD1Email was verified

Automatic is the most expensive word in this process. I have heard it about TM30, about insurance renewals, and about the five-year extension. None of those are automatic.

3
Omar #7E62Email was verified

I'm putting that on a note above the desk. Especially the extension.

2
Lucy G. #62F8Email was verified

We had the building juristic file it and the PDF still spelled our child as the main applicant. Check the names. Don't just check that a PDF exists.

Bangkok licence. Passport, LTR stamp, residence certificate, clinic medical on the same soi. No queue skip. They did stop asking what the stay was.

4
Rachel N. #6664Email was verified

Residence certificate was the document I didn't know I needed for the bank either. Immigration issued it. Budget an afternoon, not a favour from the visa.

2
Chris #C206Email was verified

Afternoon. Bring a book.

Anonymous #F8D8Email was verified

A narrow question, if I may. The post is teaching at a Thai university, not a laboratory role. The 2025 text appears to widen Highly-Skilled to instructors. My income sits under 80,000. The public-university exception appears to remove the income minimum. Has that exception actually been endorsed for anyone, or does it exist only in the announcement?

5
Kenji #4316Email was verified

I can't give you a university data point. I can say the targeted-industry test was still real for us in electronics. 'The field got wider' did not mean 'the field got fuzzy'. Bring the employment contract that says university, public, and the subject.

3
Anonymous #F8D8Email was verified

The contract says all three. I'll file it as a public university and not as a clever reading of 'instructor'.

1
Helga V. #7857Email was verified

Public university, public research agency, public specialised training institute, or other public agency. Private international school is not that list. If the employer is private, the income floor comes back.

4
Noah #A1B7Email was verified

Tax season for anyone who became resident in 2025. Gather the dates you were actually in Thailand, not the dates you meant to be. The 180 days are a count of days, and airport days count. If you used the LTR overseas-income exemption, your accountant will want the visa stamp and the income trail, not a screenshot of a forum. I am filing. I am not telling you the number I owe.

10
Berger #8215Email was verified

Day count was the part I was sloppy about. I had excluded two transits. My accountant put them back. Cheap mistake to almost make.

4
Noah #A1B7Email was verified

Transits are how people accidentally become poets about immigration law.

2
Jonas #0BA3Email was verified

Second year filing, same shape as last August. The exemption was claimed properly and the return still existed. Anyone selling 'LTR, no filing' is still wrong in 2026.

3
Lucy G. #62F8Email was verified

Sorry, panicking on a school night. Elder one turns 20 in February. He's on the dependent file. Does the stamp just stop on his birthday?? Or does he finish what he already has? Uni wants a visa line in the offer pack and I do not have a sentence for them.

5
Amelie D. #0771Email was verified

The category is children under 20. I would not assume a birthday extends a qualification he no longer meets. Ask the BOI with the document number in the mail, not a forum, and ask before February, not on the day.

3
Lucy G. #62F8Email was verified

I'll write to them this week. I wanted to know if I was panicking early. Early is fine.

1

A child dependent is covered while under 20. If he will no longer qualify, don't wait for the birthday to ask BOI and Immigration what happens to the current stay. The school can be told the truth: the main holder's visa is separate from the child's.

4
Wojcik #23FCEmail was verified

Approved, finally. They restarted the clock once for the revenue table, then took 22 working days. Parent-company figures were accepted with the share register showing 100 percent. I collect at TIESC next week. In November 2024 this file was impossible under the 150 million test. Posting so the old comment doesn't sit there unanswered.

8
Mira C. #E472Email was verified

Good. Bring the letter, passport, insurance, and the fee, and read the appointment floor the night before. Congratulations, in the limited way this process allows.

3
Wojcik #23FCEmail was verified

Limited congratulations accepted. I have become a person who celebrates a PDF.

1
Mei #10B0Email was verified

And write down which rule you were approved under. If you ever extend, 'I think the officer was nice' is not a file.

2
Omar #7E62Email was verified

Chiang Mai life, not a paperwork post. Fiber got installed in the condo two weeks after the lease started. The landlord filed TM30 the day I sent the passport photo. If your landlord will not do that, it will show up later at the bank and at the yearly report. Ask before you transfer the deposit, not after.

4
Nina #CAD1Email was verified

Phuket version of the same advice. The nice pool is not the document. I picked the unit with the worse view and the landlord who answers LINE.

2
Omar #7E62Email was verified

The worse view is the correct financial product.
